Following a more positive month in the commercial market across our area and the greater West Midlands, the RICS (Royal Institution of Chartered Surveyors) quarterly report for Q1 states that demand for commercial property in the West Midlands rose strongly during the first three months of the year.

I AM writing this on the morning following the 2013 Budget and it seems the Chancellor has done very little to help businesses especially no further relief in Business Rates and the payment of rates on empty properties.

THIS time last year the outlook for commercial property looked rather bleak, and although the Wyre Forest area seemed to be faring better than some other areas in the Midlands, it looked like a year when commercial property in the district was not going to perform very well.

The regeneration of Stourbridge Town Centre keeps a pace with size of the project there for all to see – a very large hole in our town centre. The weather is on the turn and we are all looking forward to a summer of sport and celebration and a reason to smile. The property market also shows a sense of relief too. Although the RICS (Royal Institution of Chartered Surveyors) UK Commercial Market Survey for the first quarter of 2012 shows “there was little change in overall activity during the first quarter. As such, there was a small improvement in the rental outlook; rent expectations remain negative, but less so than in the previous quarter. Surveyors in many parts of the country are continuing to suggest that occupiers are remaining cautious with regards to new letting activity.”

Over the last week there has been much publicity with regard to the housing shortage in the West Midlands and judging by the volume of rented accommodation that Doolittle & Dalley have let so far this year, the demand for rented accommodation seems to be unprecedented. With reports that house prices are equivalent to nine times average earnings, then it is not surprising that many people who years ago would have been purchasing their own property are now having to rent rather than buy.

Well it’s Spring – budget time and the end of the first quarter with an avalanche of reports and statistics to digest – the Bank of England’s summary of business conditions, which we contribute too, shows confirmed continued growth in Consumer demand and further signs of improvement in the housing market. Manufacturing and the industrial sector are improving, we are experiencing an increase in enquiries for industrial and commercial property and for the first time in a few years we are looking for new accommodation for manufacturing / workshops including new build or design and build opportunities. These are in our area and a clear sign of companies looking to expand and consolidate their property requirements.

Despite there being some good economic news in the last three months, where manufacturing output has increased and, in some places in the country, unemployment seems to be reducing. It is our experience that this is not the case in the Wyre Forest Area. It was recently reported that the unemployment in this area is one of the highest in the West Midlands, yet we have found levels of enquiry for manufacturing or warehouse units and small retail shops to be better than the corresponding period last year.
