CPBigwood’s biggest-ever October auction is set to launch featuring a number of standout properties.

It goes ahead on Thursday, October 22, at the Holte Suite, Aston Villa, with 103 lots on offer.

Jonathan Hackett, head of auctions, said: “We have nine from Birmingham City Council and two from Wolverhampton City Council, a mix of ground rent and garage investments, and the usual spread of residential vacant and investment, commercial vacant and investment, together with land and development opportunities.

“There is something for everyone.”

A preliminary announcement at the September auction has gone well.

The Junction, 42 Bilston Lane, Willenhall, a block of 43 apartments having a current income of over £227,000 per annum, available at offers in excess of £2.5 million, has had a sale agreed and exchange of contracts is awaited.

A new preliminary lot, this time for Birmingham City Council, which unless sold prior will come to market in CPBigwood’s December 10 auction, is a hall, game keeper’s lodge and 21 acres of surrounding grounds, comprising a former outdoor education centre in Bockleton Road, Tenbury Wells. The property is Grade II listed with a guide of £1 million. Considerable interest is expected.

The picture keeps changing for the former Kingsway Cinema at 69 High Street, Kings Heath.

A new owner is being sought for the property which has been empty for the past eight years but is in a very popular location.

The building is in disrepair, but planning permission exists for its regeneration, retaining the Grade A local listed façade to the front but demolishing the fire-damaged structure to the rear. The refurbishment would incorporate a retail unit on the ground floor combined with 14, two bedroom apartments above.

Designed in 1925 by Horace G. Bradley, who was responsible for several neo-classical cinemas in Birmingham, it closed in 1980 and reopened as a bingo hall a few years later. The building is considered to be one of the few local examples of Bradley's work in the city which was mostly in its original form.

The guide price is in excess of £600,000.

Birmingham City Council lots include a semi detached two bedroom property at 79 Tower Road, Four Oaks; a Grade II Listed Victorian Park Keepers Lodge adjacent to Bournbrook Recreation Ground on Bristol Road, Selly Oak, most recently a youth centre and offices; and 212 Winson Green Road, a former community centre and car park. All three have low guides of £100,000 and are expected to grab plenty of attention.

Wolverhampton City Council has put up a three bedroom end terrace property at 19 Chester Street, vandalised and fire damaged, but with an extremely low guide of £20,000-£25,000 plus the former Mirage Youth Centre, Howland Close, £88,000-£93,000.

A former NHS Psychology Service Centre at 208 Monyhull Hall Road, Kings Norton, has outline planning for six new dwellings or could be retained for a number of alternative uses such as nursing/care home, residential multi-let conversion or back to a single residential dwelling. The guide price is £400,000-£425,000.

A number of pubs go under the hammer – the Elan Hotel, West Street, in the tourist town of Rhayader in picturesque Powys, near the banks of the River Wye and just a short distance from the Elan Valley, has a guide price of £150,000, the Masons Arms, High Street, Knutton, near Newcastle-under-Lyme, a village location, £125,000, the Manchester Inn, Bromsgrove Road, Romsley, near Halesowen, in excess of £185,000, and the Swan Inn, Rugeley Road, Armitage, £120,000.

Semi-detached properties continue to be popular.

55 Longmoor Road, Sutton Coldfield, has a very low guide of £100,000-£115,000; also in Sutton Coldfield and offered jointly with Bond Wolfe, 81 Reddicap Hill, which also enjoys an adjacent building plot, is available for £200,000-£210,000; 14 Duncroft Road, Yardley, is pitched at £95,000-£105,000; and 573 Kings Road, Kingstanding, £48,000-£52,000.

Terraced homes include 76 Coldbath Road, Kings Heath, guide price £34,000-£38,000, which has seen lots of people trying to purchase prior to auction; 33 Gracemere Crescent, Hall Green, a very popular location, in excess of £85,000; and 187 St Georges Road, Redditch, in need of complete renovation, £68,000-£74,000.

Meanwhile Jasmine Cottage, 63 Bromsgrove Road, Romsley, is on offer at £190,000- £210,000 and a one bedroom ground floor apartment at 4 Saxon Court, High Street, Bidford-on-Avon, with parking to the rear, would make an excellent buy to let, £48,000-£52,000.
