We would like to invite you to make your offer subject to contract, to reach this office in writing, no later than Thursday 25th July 2019 in a sealed envelope to be marked Land & Orchard, Pitwell Lane, Aldington – Offer

Please confirm that you will be in a position to instruct your appointed Solicitor to settle a form of Contract with the Vendor's Solicitor and arrange for that contract to be signed, returned and unconditionally released to the Vendor's Solicitor within 28 days of receipt.

Please confirm how the purchase price of the property will be serviced i.e. what percentage will be subject to any form of secured lending such as a loan or mortgage. Should your offer be accepted in principle you will be asked to provide evidence of funding within 24 hours of in principle acceptance

The offer must also include the following information:

1 The offer is to include confirmation from you that you have or can obtain adequate resources to fund the purchase.

2. The name and address and telephone number of your solicitors together with the name of the person who will attend to this matter.

3. The offer is to state the period within which you will be able to exchange contracts following receipt of title documents from the vendor's solicitors.

Your attention is drawn to the following notes:

(a) Your offer is made subject to contract only and any other conditions on which it is made are to be specified.

(b) Your offer is based on the information set out in our printed sale particulars.

(c) The vendor reserves the right not to accept the highest or any offer made.

(d) You are advised to make your offer an odd amount to prevent duplication with any other offer.

(e) Any offers sent by facsimile or email will not be considered and may invalidate any offer received in the sealed envelope, due to potential breach of confidentiality

(f) An offer of a variable nature, i.e. so much per acre, will not be considered.

We will need to verify a copy of the original identification. If you bring the originals in to our office we will be happy to take a photocopy for safe keeping on your file. Unfortunately by law we are unable to proceed with your instruction until we are in receipt of such evidence.
