A PARCEL of pastureland popular with Stourbridge dog walkers has been put up for sale.

The 5.5-acre piece of land, next to Sandy Lane and Little Iverley Covert in Norton, is on the market with G Herbert Banks in Great Witley, offered for sale with a guide price of £50,000 to £60,000.

Sales particulars say the land, accessed from the top of Westwood Avenue, “comprises a single enclosure of pastureland, slightly undulating in contour, on the edge of the Stourbridge conurbation but adjacent to Iverley Covert and other pastureland and open countryside.”

They add: “Due in the main to its proximity to Stourbridge there must be a certain amount of hope and potential to a range of other uses and purposes subject to obtaining any relevant planning consents and enquiries from South Staffordshire Planning Authority.

“There are no formal public rights of way across the land.”

The documents add that the land is being sold subject to an uplift clause that if planning consent is obtained for any uses over the agricultural value, such as commercial or residential purposes, the vendors or their heirs will be entitled to 25 per cent of any uplift value for a period of 25 years from the completion of sale.
